Our proposals will help alleviate the local shortage of new homes, by building up to 340 new properties

An attractive design which respects and enhances the surrounding landscape

This spacious new neighbourhood has been designed to create a peaceful environment for residents, which promotes healthy living and wellbeing.

At its heart, we envisage a beautiful neighbourhood of modern and high-quality homes, set within landscaped grounds and extensive open spaces.

Key features include:

New accessible green space and child play areas will act as a focal point of the new neighbourhood.

Landscaped streets will run through the site, planted with flower beds, new trees, and shrubbery.

A network of new footpaths and cycle paths will criss-cross the neighbourhood, opening up the landscape to the local community and improving connectivity with the existing canal trail.

Retain and enhance existing trees and hedgerows within the former estate gardens of Helme Lodge.

Respecting local heritage

We have taken extra care to ensure that the Grade II listed Helme Lodge and its estate gardens, are respected, protected and enhanced by the proposed development. 

The garden space will be carefully maintained to preserve the rich natural environment, whilst green open space to the south and west of the site will further boost biodiversity and wildlife.

Boosting local economic growth with new jobs

Alongside new homes and outdoor amenity space, the proposed development would deliver new commercial and employment space, which in turn would deliver an economic boost to the area and create hundreds of new jobs for local people.

Our plans will deliver:

Approximately 90 long-term long-term new jobs in Kendal.

10,000sq ft of commercial and employment space.

An additional 60 direct and indirect jobs created every year during the construction phase of the project.

£9.5million total gross expenditure by new residents per annum, supporting local businesses.

Highways, access and transport

Vehicular access will be taken from Burton Road to the east of the site.

Pedestrian and cycle access will also be taken from Burton Road through to Natland Road and connecting to the former canal footpath adjacent the site. Footpath and cycle links will also be provided to the north, via Beechnut Road and south of the ASDA roundabout on Burton Road. The public right of way through the site will be retained and improved. 

The site is within walking or bicycle distance of key local amenities, including, Westmorland General Hospital, shops and public transport links.

Within a 10-minute bicycle ride, 5-minute car journey, or 30-minute walk of Oxenholme Lake District.

Bus stop immediately adjacent to the site with regularly scheduled journeys to Kendal town centre and Oxenholme.

Within 10-minute walk of ASDA supermarket and other amenities.
