Alongside new homes and outdoor amenity space, the proposed development would deliver new commercial and employment space, which in turn would deliver an economic boost to the area and create hundreds of new jobs for local people.

Vehicular access will be taken from Burton Road to the east of the site.
Pedestrian and cycle access will also be taken from Burton Road through to Natland Road and connecting to the former canal footpath adjacent the site. Footpath and cycle links will also be provided to the north, via Beechnut Road and south of the ASDA roundabout on Burton Road. The public right of way through the site will be retained and improved.
The site is within walking or bicycle distance of key local amenities, including, Westmorland General Hospital, shops and public transport links.
